Commercial plastering covers hand and machine-applied skim, hardwall and bonding undercoats, tape and jointing to dry lining, patch and make-good works, and full re-plasters of tired commercial interiors. Finishes are delivered to an agreed level, typically Level 4 for standard specifications and Level 5 where feature lighting or dark paint will expose imperfection.
Main contractors and shopfitters running fit-out packages, commercial landlords turning around vacant units, HMO and student-accommodation operators, schools and academies working in holiday windows, care homes, gyms, offices and retail chains rolling out multiple sites.
After first-fix mechanical and electrical, once partitions are boarded and the building is watertight. Refurbishment and make-good works are usually scheduled into evenings, weekends or holiday shutdowns so trading and teaching are not disrupted.
A commercial finish carries far more scrutiny than a domestic one. Long uninterrupted wall runs, high ceilings and specified lighting mean that any ripple, cold joint or trowel line will be visible from thirty feet away, and remedial work after the decorators have been in costs many times what it would have cost to get right first time.
The cost of getting it wrong
Most of the commercial rescue jobs we are called into share the same handful of causes. All of them are avoidable at tender stage.

Level 3 work under LED wall-washers or in a dark, matt-painted reception looks like a defect. If the lighting brief is not read at tender, the client rejects a technically compliant finish and someone absorbs the re-skim.
Painting plaster before it has fully dried traps moisture, causes flashing and peeling, and produces a defect list at practical completion. Commercial programmes need realistic drying allowances and, where necessary, controlled dehumidification.
Dust in a trading retail unit, noise during exams, or an unswept corridor in a care home damages the client relationship far more than the plastering itself. Live-building work needs sealed zones, negative-pressure extraction and daily clean-downs.

Every commercial sector we work in has its own constraints. Below is how we typically handle the building types we are asked to price most often across Rochdale, Manchester, Bury, Oldham, Bolton and the Rossendale Valley.
Office fit-outs are usually the most finish-critical work we do. Open-plan floorplates combine long uninterrupted wall runs with strong daylight from glazed elevations and feature lighting in reception and meeting spaces. That combination is unforgiving, so we specify Level 5 in those zones as standard, applying a skim coat across the full board face rather than only jointing and fastener heads. Columns, bulkheads and riser cupboards get hand-finished after the machine work is complete, because those details determine how the space reads at close range.
Retail and hospitality units are dominated by trading hours and landlord conditions. We routinely work night shifts inside shopping centres and high street units, mobilising after close and demobilising before opening, with all plant, waste and protection removed each night. Because retail programmes are short and immovable, we resource these jobs heavily at the front end rather than trickling labour across the full duration.
Schools, colleges and academies concentrate almost all of their refurbishment into summer, Easter and half-term windows. We plan these as fixed-duration works with defined drying periods built in, so decoration and flooring can still complete before pupils return. Safeguarding is treated seriously, DBS-checked operatives where required, sign-in discipline, segregated welfare and clear separation between working areas and any occupied part of the site.
HMOs, apartment blocks and build-to-rent schemes are volume work where repeatability matters more than bespoke detail. Rooms are near-identical, so once a room type is set out and agreed we run the same sequence through the building, which keeps quality consistent and duration predictable. Fire-rated board specifications, correct jointing and full skim coverage all matter here for compliance as well as appearance, and we work to the fire strategy rather than around it.
Care homes, GP surgeries and clinical spaces need infection-control awareness alongside plastering competence. Work areas are fully sealed with temporary screens, dust extraction runs at source, and cleaning is daily rather than at the end of the week. Wall finishes in these buildings often receive hygienic cladding or wipeable coatings, so substrate flatness and full curing matter more than usual before the follow-on trade arrives.
Industrial and warehouse projects tend to involve office pods, welfare cores and mezzanine accommodation built inside a larger shed. Access equipment, high-level boarding and coordination with steelwork and sprinkler installers dominate the planning. We price access honestly at tender rather than discovering at week two that a scissor lift is needed and issuing a variation.
Make-good and dilapidations packages are their own discipline. Landlords reinstating a vacant unit need damaged areas repaired invisibly against surviving finishes, which requires careful feathering, suction control and sometimes a full-wall skim rather than a patch. We will always tell you when patching will show and a full re-skim is the cheaper route to a lettable unit.
